What Is the SEAI Windows & Doors Grant?

The SEAI Home Energy Grant scheme supports homeowners replacing old, inefficient windows and external doors with modern, high-performance, thermally efficient systems.

The aim of the scheme is to:

1. Improve home energy efficiency
2. Reduce heat loss
3. Improve BER rating
4. Lower energy bills
5. Reduce carbon emissions

How Much Can You Claim?

Since 2 March 2026, the SEAI Windows & Doors Grant is available as a standalone measure — you no longer need a full One Stop Shop retrofit to qualify. The window grant is tiered by home type:

  • Apartment: up to €1,500 for windows
  • Mid-terrace house: up to €1,800 for windows
  • Semi-detached house: up to €3,000 for windows
  • Detached house: up to €4,000 for windows
  • External doors: €800 per door, maximum two doors (€1,600 total)

The maximum combined support is €5,600 (a detached home claiming windows plus two doors). Grant values and eligibility are determined solely by SEAI. Uptake has been rapid: SEAI received more than 7,000 applications for the windows and doors grant in its first month. Who Can Apply?

Homeowners and landlords in Dublin, Wicklow and Kildare may apply if:

  1. The property was built and occupied before 2011
  2. The home has a valid MPRN
  3. Adequate attic and wall insulation levels are in place
  4. The application is submitted before works begin

Important: Works completed before grant approval are not eligible.

Finance Options – Home Energy Upgrade Loan Scheme

In addition to SEAI grants, homeowners may also qualify for reduced-rate government-backed finance under the Home Energy Upgrade Loan Scheme.

This scheme supports SEAI-eligible upgrades, including energy-efficient windows and doors.

Your home must have been built and occupied before 2011, and the work must be carried out by an SEAI-registered contractor, with your application approved before any work begins.

The window grant depends on your home type: up to €1,500 for an apartment, €1,800 for a mid-terrace house, €3,000 for a semi-detached house and €4,000 for a detached house. External doors are grant-aided at €800 per door (maximum two doors, €1,600). The maximum combined support is €5,600.

The Housing Aid for Older People Grant (run by local authorities) provides financial assistance for essential repairs, including window and door replacements, for homeowners aged 66 and over living in poor housing conditions — covering up to 95% of costs depending on household income. The grant covers replacing existing single-glazed or early double-glazed windows and external doors with modern high-performance units. To qualify:

  • New windows and doors must achieve a U-value of 1.4 W/m²K or better
  • Your home must already have adequate attic insulation (300mm or equivalent) and reasonable wall insulation
  • Works must be completed by an SEAI-registered contractor
  • A post-works BER assessment is required
